Our Design & Planning Services Include:

• Concept Plans — Initial floor plan layouts and spatial arrangements that explore different options for your renovation. We typically present two or three concept directions so you can compare approaches before committing to a final design. Concepts include room dimensions, furniture placement guides, and circulation paths.
• 3D Visualisation — Photorealistic 3D renders and virtual walkthroughs that let you see your renovation before it is built. We model finishes, fixtures, cabinetry, lighting, and even landscaping so you can make confident material selections and understand how spaces relate to one another in three dimensions.
• Council Applications — Preparation and lodgement of Development Applications (DA) and Complying Development Certificates (CDC) with your local council. We prepare all required drawings, site plans, shadow diagrams, and written statements of environmental effects. We manage correspondence with council planners and respond to any requests for additional information on your behalf.
• Drafting Services — Detailed construction drawings including floor plans, elevations, sections, and specification schedules. Our drawings comply with the National Construction Code and are produced to the standard required by certifiers and building surveyors. We use industry-standard CAD software to ensure accuracy and consistency.
• Site Assessment — Comprehensive on-site inspections to evaluate the existing structure, identify potential issues such as asbestos, termite damage, or structural deficiencies, and confirm that the proposed design is feasible within the physical constraints of the property. We measure and document existing conditions to establish an accurate base for the design work.
• Structural Engineering Coordination — We engage and coordinate with registered structural engineers to produce beam calculations, footing designs, retaining wall specifications, and any other structural documentation required for your project. Engineering drawings are integrated into the overall documentation package so that builders receive a complete, coordinated set of plans.
